May 2021 Sales Update

Happy Memorial Day 2021! We hope everyone is enjoying this cool weather and boating responsibly. We are off to a new summer, after the past 12 months, it appears that life seems to show evidence of returning to normal.We are grateful for the armed service people that went before us that have allowed us to remain the home of the free!
The chart above quickly tells the story of lake sales for the past 20 years. New listings and closings hovered around 35 a year for many years. As prices increased, more homes began appearing on the market as homeowners realized there was “gold in them thar hills” and many decided to cash in. With the financial crisis in 2008, inventory edged up and sales stagnated. As things settled down, word of our paradise began to spread, demand increased and sales continued to grow spiking last year with the insane demand for a retreat as a result of the pandemic. We now are left with a very limited inventory on all three lakes.
One year ago today, there were 84 properties for sale on our three lakes. Today there are only 11 for sale. Of these 11 properties, only three are waterfront homes in move-in condition with boathouses. The remaining properties are either land lots, lake access homes, or are in need of substantial work.
