When looking in Rabun County for a special place on the lakes for full or part-time living many focus on Lake Rabun and Lake Burton. While the serenity and beauty of these lakes are undeniable and hard to beat in all of the Southeastern US, one should not overlook the splendor of Seed Lake. It is the smallest of our 3 lakes and some consider it just a river, but it is much more different. In fact, nearly the entire lake is perfect for skiing, paddle boarding, and kayaking. The upper part of the lake is narrower and more river-like, but that makes it ideal for “human-powered” watercraft.
Seed Lake was created in 1927 with the construction of the Nacoochee Dam on the Tallulah River. Over the years it has been called both Lake Nacoochee and Seed Lake although more recently it is commonly referred to like the later. The lake has 240 acres of surface area and 13 miles of shoreline. It has a total of 141 lots of which 31% are fee simple ownership. The lake has one public boat ramp and no marina.
In the past 2 years, Seed Lake has enjoyed very good sales activity as buyers discover the pricing advantage it has over the other lakes. Parts of the lake, because of location, enjoy a very peaceful setting not found elsewhere and this is something buyers desire coming from the hustle and bustle of the city.
The Lake Team is proud to be the most active agents on Seed Lake. In the past several years we have had more buyers and sellers than any other agent or team. Currently, we have an excellent selection of available properties from 6180 Crow Creek Rd. offered for $299,000 with a cute cabin and a lake access area to 38 Butternut listed for $899,000 where the peaceful and quiet location invites relaxation at its best. In the middle, we have 549 Jamee Ln. listed for $819,000 that includes an exceptional log home with all of the modern amenities and 4281 Crow Creek Rd. offered for a very attractive $599,000.
